Property Marketing

Ahwatukee Realty’s team of experienced professionals is dedicated to providing consistent and personalized marketing of your property. Carefully selected photos and videos of your property will be posted and effectively advertised on top-rated social media platforms and up to 50 other top-notch ad networks. Our goal is to help you attract high-quality renters for your rental and minimize your vacancy time or loss of profit.

TENANT SCREENING

We guarantee prospective tenants undergo a thorough screening process. These cover background and eviction checks, prior landlord referrals, and our in-house proprietary evaluation. We perform five background checks: Credit, Criminal, Sex Offender, Evictions, and Judgements. This approach reduces the risk of conflicts between landlords and tenants and dealing with problematic tenants long-term.

PROPERTY MAINTENANCE

We have a growing list of vendors who provide us services at a discounted rate and we do not add a market up to the vendor cost. We investigate the work order request and communicate with the owners and the tenants to get the issue resolved. We maintain a history of work done on the property.

PROPERTY INSPECTION

Our team conducts a detailed inspection every 6 months and we do a line-of-sight inspection every other month while replacing the A/C filters. This way we minimize prolonged vacant periods and regularly update you on the condition of your investment.

PROPERTY REPAIRS

Property repairs can be demanding and expensive service when it comes to managing and selling properties. Our team is available 24/7 to handle your requests and support your demands. We suggest and coordinate repairs, including getting bids or contacting home warranty. 

Accounting

We offer an owner and tenant portal through AppFolio, where you can set up an account and track rental payments, incomes and expenses, manage budgets, and submit maintenance or property inspection requests. We have bookkeeping software to keep our records up to date, and we have processes in place to handle most situations.

Robert “Chad” Chadderton has been a trusted real estate professional for more than 50 years. Chad bought his first home in 1977 and fell in love with the real estate world. He was instrumental in helping to grow Ahwatukee into the city it is today, as founder of the Ahwatukee Chamber of Commerce and networking throughout the Phoenix metro on their behalf.

Chad quickly expanded into property management and opened the first PM company in Ahwatukee, growing throughout Phoenix, Maricopa, Mesa, Gilbert, and beyond. Known as “The Original Ahwatukee Realtor”, he is an excellent salesman who has helped countless homebuyers, owners selling or renting their homes, and tenants needing a rental. 

Chad served as a commissioner on the Phoenix Fire Board for 30 years, helping to bring crucial changes to the laws and fire codes that would protect the public and first responders.

Chad currently serves on the Maricopa City Historical Society Board, helping to bring the Maricopa Heritage Center Train and Museum to life and develop the new, beautiful playground and park next to it, to be enjoyed for generations to come.
